A New Project in Northern Cyprus: We Have Completed Karmi Villas

Across more than thirty years in engineering and contracting, I have worked on many large-scale projects in Libya, Qatar, Kazakhstan, Georgia and Türkiye. In recent years I have been channelling my energy into real estate projects that I carry out from start to finish as both investor and contractor. The latest of these is Karmi Villas in Northern Cyprus.

The project sits in Karmi, one of Kyrenia's most sought-after areas, on a hillside with unmatched views between the green foothills of the Beşparmak Mountains and the blue of the Mediterranean. Karmi Villas comprises eight detached villas, which I designed in two distinct architectural styles. For me this was not simply an investment; it was a project I took on single-handedly, as both its investor and its contractor.

Each villa offers around 485–495 square metres of enclosed living space on generous plots ranging from 930 to 1,215 square metres. At the heart of the design are wide glass façades that draw the view inside, covered and open terraces, and a private 5×10-metre infinity pool for every villa. Indoors, I brought together a clean, modern and timeless design language with first-class materials and craftsmanship.

As a civil engineer, quality for me has never been only about what you can see. What matters is whether a building can still hold its original strength and value years later. I built Karmi Villas on that principle: to create not what merely catches the eye, but what lasts.

Construction at Karmi Villas is complete and the villas are ready for delivery. With its natural setting, climate and steadily growing property market, Northern Cyprus is one of the region's most compelling places to invest. With Karmi Villas, I am glad to contribute to that potential with a project that creates lasting value.
