A New Project in Northern Cyprus: We Have Completed Karmi Villas

Completing Karmi Villas was not simply a matter of bringing eight homes to delivery. The project had to bring together a sloping site, open sea and mountain views, and residential comfort within one delivery programme. This case study records the engineering and coordination approach from my position as investor and main contractor, rather than repeating the project's sales specifications.

The development is in Karmi, Kyrenia, between the foothills of the Beşparmak Mountains and the Mediterranean. The site planning considered view corridors, daylight and the relationship between indoor and outdoor spaces while seeking to preserve privacy between homes. The architecture and project work led by Adanır Mimarlık-Mühendislik Bürosu was coordinated with the engineering and delivery teams around those shared objectives.

Eight detached villas were developed in two types. During delivery, the junctions between large glazed areas, covered and open terraces, private pools, the building envelope and external works required regular coordination across disciplines. Material and detail decisions considered not only the first impression, but also maintenance and long-term use in an environment exposed to maritime conditions.

As a civil engineer, my role was not personal ownership of the architectural design. I worked as investor and main contractor, coordinating decision-making, delivery and quality processes with the relevant specialist teams. That distinction accurately reflects the contribution of the different disciplines behind the completed project.

Construction is complete and the villas are ready for delivery. Current sales and availability information is maintained on the official project website; this case study remains focused on site planning, cross-disciplinary coordination and the project's long-term value approach.
